Area Manager - Housebuilding

Job Introduction

Gleeson Homes & Regeneration have an exciting opportunity for an Area Manager to join our team. Working within a well-established homebuilding company you will be responsible for the smooth and profitable running of the area in accordance with company rules and standing orders.

Role Responsibility

The primary focus is to ensure that build progress and build cost are in accordance with the budget and build quality is produced to a good standard.

  • Coordinate build, sales, commercial, technical and material purchase functions by chairing 75% of weekly build/sales meetings and all pre-start meetings so the primary focus can be achieved.
  • Chair pre-construction meetings
  • Attend and contribute to monthly valuation meetings
  • Attend health and safety meetings
  • Assume responsibility for premises management
  • Carry out two Final Inspection Audits* each month following the original Final Inspection and include a detailed overview in monthly report.
  • Review and monitor progress of customer care on, at least, a weekly basis
  • Assume responsibility for day to day employee management, including monitoring punctuality, time keeping and authorising holidays
  • Regularly visit all of the sites in the Area to ensure that progress and quality are at an acceptable level.  In addition help police customer compliance with restrictive covenants and take corrective action where necessary
  • Liaise with and understand the role and operations of the Land Manager
  • Ensure any releases/capex requirements are checked and presented to the Regional Director in a timely manner for seeking main board approval

 

  • Liaise/report to the Regional Director on a very regular basis and always, where appropriate, seek the help and advice of the Senior Management Team (SMT), in particular:
    • Group Operations Director
    • Group Construction Director
    • Group Sales Director
    • Group Technical Director
    • Group Commercial Director

 

  • Produce a monthly report in the current format (plus Final Inspection audits) and circulate to:
    • Group Operations Director
    • Group Construction Director
    • CFO
    • Finance Director – Homes Division
    • Homes Managing Director
    • Regional Director

 

  • Prepare for and attend monthly forward planning meetings
  • Ensure developments do not deviate from the construction phase plan or where necessary, review the original plan in conjunction with other Directors and amend accordingly
  • To be involved in training, (particularly site) and KPI monitoring
