Job Introduction
As Commercial Manager the main purpose of your role will be to provide commercial support and stability across the Greater Manchester region while being Instrumental in the profitability of the region. As Commercial Manager you will be a key contributor to the P&L of the Regional BU and below, while not exhaustive lists the key responsibilities.
Role Responsibility
- Oversee regional surveyors and buyers regarding all commercial matters and valuation input.
- Approval of Development Budgets (in line with DLA) and ensure regional timetable is adhered to, ready for site commencement.
- Vetting and approval of Domestic trade subcontractor proposals. Ensure order placement ready to commence development.
- Vetting and approval of other subcontract proposals (in line with DLA).
- Assist with Business development to ensure stability within the subcontractor base. Arranging events with both new and existing subcontractors.
- Approval of Payment certificate submissions (in line with DLA).
- Issue of labour only site specific rates.
- Analysis of MWO and labour only daywork records to determine bad practice and future betterment.
- Review subcontract invoice queries and gather information to enable betterment in the invoice/ordering/matrix process.
- Attend Operational, Pre construction, Pre start and Land meetings.
- Organise and chair regional valuation meetings to review and discuss financial status.
- Oversee the valuation actions logs to ensure they are being properly administered.
- Attend regional site visits.
- Sharing good practice ideas/solutions across the region.
- Interview and recruit new team members
- Provide/arrange relief in terms of holiday cover and/or sickness
- Co-ordination of Group commercial resource/support
The Ideal Candidate
- In depth knowledge and experience within the commercial field within a high volume housebuilding company
- A good understanding of all aspects of surveying and contractual procedures
- Understanding of the financial implications of the methods and sequences of build
- In-depth knowledge of the construction industry
- Good knowledge of commercial and financial management systems and controls
- Strong personal organisational skills
- Ability to work in isolation but also as part of a team within a growing business
- Computer literacy especially in Microsoft Excel
