Contracts Manager

Job Introduction

Gleeson are looking for an experienced site professional to join our ever-growing build department as Contracts Manager to assist the build team in ensuring quality homes are built for our customers. The role of Contracts Manager is to provide effective leadership and management oversight to construction teams to deliver to build production targets and timely key stage build programme milestones in accordance with Quality, H&S and Customer Care standards across all developments under their responsibility.

Role Responsibility

 Build Quality Standards

  • Provide quality time on sites to fully assess the quality of our contractors and our own trades.
  • Provide advice to the site teams on all the key stages: foundations, drainage, super structure quality, pre plaster requirements and final inspections.
  • Fully inspect properties prior to final inspection by NHBC and LABC to ensure the property is fully compliant with building regulations and standards, ensuring cover notes are issued on the first attempt.
  • Liaise with the contractors and suppliers to discuss the site demands and requirements to aid the site teams in achieving targets.

Programming

  • Assist in programme planning to a level of detail necessary for the site team to deliver the planned numbers, without delays.
  • Monitor programmes on a weekly basis acting where plots are behind programme.
  • Ensure site teams are fully compliant with Gleeson commercial procedures to ensure no delays are experienced.
  • Ensure sites teams have all resources sufficient in enabling the correct levels of production.

Health & Safety

  • By example, set the highest possible standards of leadership in promotion of HS&E procedures and best practice, ensuring compliance with Gleeson procedures and legal obligations.
  • Oversee and ensure that HSE related documents and statutory site paperwork are kept up to date and undertake senior manager site inspections, ensuring that audits are carried out.
  • Liaise with all parties to ensure the sites are fully compliant with Gleeson procedures, policies and safety standards are maintained, or exceeded.

Customer Care

  • Monitor the customer care admin platform (mygleeson) and ensure the site teams have the support in addressing all matters in a timely fashion.
  • Review final inspection sheets and assist in ensuring any found issues are addressed prior to legal completion.
  • Meet with our customers to assess raised defects and arrange for action.

The Ideal Candidate

  • A relevant qualification or broad experience in construction
  • Proven multi-site project management and quality assurance effectivenes
  • Excellent Commercial awareness and technical knowledge
  • In depth knowledge of codes of practice/NHBC standards that impact on build
  • Excellent people and team management skills with ability to lead multiple and diverse teams to achieve high levels of build standards and at time challenging delivery requirements
  • Knowledge and understand of the New Homes Quality Code (NHQC)
  • Commitment to delivering high quality homes and 5 star customer experience
  • Understanding of the financial implications of the methods and sequences of build
  • Excellent communication and presentation skills
  • Organised and structured with attention to detail
  • Excellent leadership, management and coaching skills
