Job Introduction 

The purpose of Sales Progressor is to contribute to the overall success of the regional Sales team, supporting the Regional business in delivering its budget and forecast objectives. The role will ensure smooth sales progression from reservation through to legal completion by ensuring all legal documents / processes, mortgage availability, solicitors enquiries are dealt with expediently to facilitate contract exchange. The Role will also assist the Regional team in forecasting its completions by understanding the circumstances behind each sale e.g. chains, part exchange, first time buyers situation so legal completions are achieved as forecast. 

Main responsibilities

  • Ensure the correct communication is being maintained between Gleeson’s nominated solicitor, the customers’ solicitor, and 3rd parties to strive to contract exchange by the specified reservation expiry date. 
  • Acting as a liaison between the Regional Sales team, Regional departmental teams and Solicitors/Lenders/Brokers/Estate Agents so that all stakeholders are adequately informed as to the progress of each individual sale in sales pipeline. 
  • Ensure contracts are issued by company solicitors within the agreed timescales and with the correct plans/information. Act as point of contact to deal with solicitors enquiries.
  • Ensure contracts are received by purchasers solicitors in a timely manner and signed and returned by the customer. 
  • Responsible to proactively investigate and resolve any problems, particularly those sales involving multiple chains. 
  • Proactively communicate to Sales Managers details of problem plots of where assistance is required to achieve completion target on a daily/weekly basis. 
  • Report on KPIs including outstanding contracts, time taken to achieve exchange, upcoming legal completions through attendance of weekly Sales Build meetings
  • Attend weekly sales/build meeting and forecast expected exchanges, providing reasons for delays on overdue contracts. 
  • Provide a service of excellence, developing opportunities for customer feedback and involvement to deliver continuous improvement. 
  • Develop effective working relationships with solicitors, mortgage brokers, , lenders, sales team internal Gleeson departments, and any third party partnerships. 
  • Drive and achieve Exchange KPIs.
  • Manage compromised plots wavers. 
  • To monitor and drive a successful HBF Score.

Required skills and qualifications

  • Intermediate level of proficiency with MS Office programmes, in particular Outlook, Word Excel. 
  • Legal and/or Estate Agency background, preferably some experience of New Home sales. 
  • Professional and Excellent stakeholder management and communication skills with both internal and external customers.
  • Proactive and flexible in terms of workload
  • Strong ability to prioritise workload. 
  • Strong administration skills
  • Ability to deal with all stakeholders in a friendly and professional manner
  • Able to effectively handle difficult situations
  • Strong negotiation skills.
  • Experience with CRM systems.
